Huntington Lake Villas offers lower-maintenance villa ownership within The Reserve, combining substantial living space with private neighborhood amenities and an association structure that handles a meaningful share of exterior and neighborhood maintenance.
It is the only residential section within The Reserve with its own private pool inside The Reserve gates. An owners' Amenity Center with fitness center, an active neighborhood social life and deeded Litchfield by the Sea privileges add to a lifestyle that can work equally well for a primary residence or second home.
For owners who want to spend less time coordinating exterior upkeep without giving up space, privacy or a strong sense of neighborhood, Huntington Lake offers a distinctive way to live within The Reserve.
Huntington Lake Villas has a private pool and owners' Amenity Center with a fitness center. These amenities are reserved specifically for Huntington Lake Villas owners and are maintained by the association.
The private pool is generally open April 1 through October 31. The fitness center includes cardio and strength equipment and free weights.
Huntington Lake has a friendly, connected neighborhood atmosphere. A welcome committee helps new owners get acquainted, while homeowner activities and seasonal gatherings create opportunities to meet neighbors. The private pool and owners' Amenity Center naturally serve as gathering places within the community.
Homeowner activities may include monthly gatherings, water aerobics, exercise classes, holiday events, luncheons and volunteer committees.
Windows and doors are the homeowner's responsibility.
The association is responsible for the termite contract, pest control, exterior power washing, exterior painting, roof replacement and gutter maintenance. It also provides routine lawn and general landscape maintenance around the villas, common-area landscaping and pond maintenance.
The landscaping arrangement provides a useful balance: routine lawn and general landscape maintenance are handled through the association, while owners may still enjoy and personalize plantings immediately around their individual villas.
As of August 2026, the Huntington Lake Villas monthly assessment is based on garage configuration: $640 per month for a two-car-garage villa and $525 per month for a one-car-garage villa. For two-car-garage villas, current documented inclusions include the Spectrum cable and internet package, landscaping, pest control, termite coverage, the private community pool and the owners' Amenity Center.
The Reserve HOA portion is $219 per month. Litchfield by the Sea is a separate $49 per month ownership/access layer.
A $750 Huntington Lake capital contribution is currently due at transfer. The separate LBTS Beach Nourishment Assessment is $900 at transfer.
The insurance assessment is billed separately from the regular monthly Huntington Lake Villas dues. Flood insurance is not included in the HLV master property policy.
Under the current governing documents, a new purchaser does not acquire rental rights. Limited grandfathered rental rights remain for certain owners who held title before the November 17, 2021 amendment. Those rights are restricted and do not transfer to a new or different owner other than the stated spousal exception.
A new purchaser of a Huntington Lake Villa cannot purchase the villa as a rental property under the current governing documents. This is an important distinction for buyers comparing Huntington Lake with communities that have a more significant vacation-rental component.

Knowing Huntington Lake Villas means understanding more than the villas themselves. It means understanding how Huntington Lake fits within The Reserve, how its ownership and maintenance structure differs from the other residential sections within the gates, and how The Reserve compares with other gated communities in Pawleys Island.
Through August 1, 2026, Mariah Johnson and Hampton Roberts have represented buyers and sellers in 22 closed transaction sides in Huntington Lake Villas. That experience gives us firsthand knowledge of the neighborhood, its ownership structure and the questions buyers most often have when considering a Huntington Lake villa.
Our experience also extends well beyond Huntington Lake. Through August 1, 2026, we have represented buyers and sellers in 80 closed transaction sides totaling more than $61 million throughout The Reserve, including single-family homes, villas and homesites.
That broader experience matters. A buyer considering Huntington Lake may also be considering Harbor Club Villas, another property type within The Reserve or a home in a different gated Pawleys Island community. We understand those differences — from maintenance responsibilities and amenities to ownership structure and the way the communities actually live.
For buyers, that means we can compare communities rather than simply sell the one we're standing in.
For Huntington Lake sellers, that perspective works in reverse. We understand how to position a Huntington Lake villa within The Reserve — and The Reserve within the larger Pawleys Island market.
We aren't simply marketing a villa. We understand what makes Huntington Lake different, who it works particularly well for, and how to communicate those distinctions to the next buyer.
