Property insurance: $6,762 per year, billed through the HOA separately from monthly dues (as of August 2026).
Owner’s HO6 policy: Individually obtained by each owner; premiums vary by carrier, coverage and limits. The current owner’s premium is approximately $998 per year.
Special assessments: None as of August 2026. A one-time $900 Litchfield by the Sea beach nourishment contribution is due at closing.
South Carolina assesses owner-occupied primary residences at 4% and second homes, rental and investment properties at 6%. The 2025 tax figure above reflects the current owner’s 6% assessment ratio. In Georgetown County, property taxes are paid in arrears, so for the calendar year in which a property is sold, the assessed value and assessment ratio remain based on the previous owner.
