Everybody knows somebody who lives in Ricefields, or wants to.

And then there is Ricefields. This is a regular neighborhood in the best sort of way—still the kind of place where borrowing a cup of sugar from a neighbor doesn't sound old-fashioned.

The Great Room, Dining Area & Kitchen

One of the reasons 1,597 heated square feet works so well here is that the main living spaces are open to one another without becoming one indistinguishable room.

The great room has the largest share of the central living space, with a vaulted ceiling, room for a full seating arrangement and windows looking toward the shaded front porch and yard. Wood-look LVP flooring continues from here into the dining area and kitchen, visually connecting all three spaces.

The dining area sits between the great room and kitchen and has enough room for a substantial table and additional furniture. Windows on two sides help define it as its own space even though it remains completely open to the rest of the living area.

The kitchen has plenty of cabinet and counter space, with light blue painted cabinetry, glass-front display cabinets, a center prep island, raised breakfast bar and pantry. The Samsung refrigerator, range and dishwasher date to 2021; the GE microwave and garbage disposal were replaced in 2025.

A door from the kitchen leads directly to the screened porch, creating a natural progression from the main living spaces to the porch and backyard.

The Primary Suite & Guest Bedrooms

The primary bedroom has plenty of room for larger furniture, along with a tray ceiling and walk-in closet. Its own door leads directly to the screened porch.

The primary bath has a long double vanity with two sinks, a garden tub and separate glass-door walk-in shower.

Two additional bedrooms share a hall bath with a tub/shower combination. Both are comfortably sized, and one currently accommodates a separate desk/work area—a good example of how efficiently this floor plan uses its square footage.

The laundry area is conveniently located just inside from the garage—a handy drop zone for dirty clothes after the beach, the pool or working in the yard.

The Screened Porch, Backyard & Corner Setting

The screened porch is not simply an add-on at the back of the house. Its connection to the kitchen, primary bedroom and backyard makes it part of how the house lives.

There is plenty of room for a dining table or sitting area, and the screening system and ceiling fan were replaced in 2026. From the porch, step out to a concrete patio and a backyard bordered by established trees, hedges and landscaping.

For a house in a neighborhood, there is a good measure of privacy back here. The corner setting gives the property some additional breathing room along the side while still maintaining an established neighborhood feel.

An outdoor shower beside the two-car garage is one of those practical Pawleys Island details that makes sense after an afternoon at the pool or a day at the beach.

Ricefields feels like a regular neighborhood in the best sense of the phrase.

It is established and non-gated, with custom-built homes, mature trees, sidewalks and ponds. Homes were built over a period of years rather than from a small collection of repeating floor plans, so there is noticeable variety from one street—and sometimes one house—to the next.

The neighborhood has its own rhythm. People walk the sidewalks. The pool gets used. The riverwalk is part of the evening routine. And there are still neighborhood traditions on the calendar.

The Fourth of July golf cart parade and annual yard sale are part of that calendar. And then there is Halloween.

Halloween in Ricefields is an event. You'll need to buy the candy by the pound. Cul-de-sacs become gathering spots, chairs and coolers come out, and trick-or-treaters come from beyond the neighborhood. It is every bit as much a neighborhood gathering as it is a night for trick-or-treating.

The Ricefields Riverwalk & Waccamaw River

The Ricefields riverwalk is easy to miss if you don't know it's there.

The grass-covered walk leads toward the Waccamaw River, with access to a small boat and kayak launch on a tidal creek leading to the river and Intracoastal Waterway.

But the riverwalk isn't just about getting on the water. It faces west, and people head down in the evening to walk, watch the river and catch the sunset. Some evenings are spectacular.

The beach may be only a couple of miles away, but this is another side of Pawleys Island altogether—and one of the things that makes Ricefields distinctly Ricefields.

Ricefields HOA & Community Amenities

As of September 22, 2026, Ricefields HOA dues are $161 per month.

The dues include the community pool, riverwalk and boat ramp; maintenance of ponds and common areas; sidewalks, streetlights and signs; and a bulk Spectrum cable television and internet package.

Trash and recycling are optional services available separately through the HOA. Fees and services are subject to change.

Questions Buyers Ask About Ricefields

Is Ricefields gated?

No. Ricefields is an established, non-gated neighborhood in Pawleys Island, South Carolina.

Does Ricefields have a community pool?

Yes. The community pool is included through the HOA. At 23 Old Barge Drive, the pool is directly across the street.

Does Ricefields have access to the Waccamaw River and Intracoastal Waterway?

Yes. Homeowners have access to the Ricefields riverwalk and a small boat and kayak launch on a tidal creek leading to the Waccamaw River and Intracoastal Waterway.

Can homes in Ricefields be rented?

Annual rentals are permitted. Short-term and vacation rentals are not permitted. Current governing documents control.

What flood zone is 23 Old Barge Drive in?

23 Old Barge Drive is currently identified as Flood Zone X. The seller does not carry flood insurance. Buyers should confirm current flood-zone information and their individual insurance requirements.

Is Ricefields a golf course community?

No. Ricefields is not a golf course community, although a small number of homes along the edge of the neighborhood border Caledonia Golf & Fish Club and have golf course views. The course is not inside Ricefields and is not part of the community.

Ricefields homeowners currently have access to reduced rates at Caledonia Golf & Fish Club and True Blue, with tee times available 24 hours in advance. Availability, rates and booking policies are subject to change.

Close to the Pawleys Island Places You Actually Use

One of the practical advantages of Ricefields is how little driving it takes to get to much of everyday Pawleys Island.

Public beach access and Publix at Pawleys Island are approximately two miles away, and the restaurants, golf courses and everyday businesses along Ocean Highway are close by.

Ricefields also sits between Waccamaw Elementary School and Waccamaw High School. And here's one of those little things you probably won't find on a map: on a clear Friday night, you can sometimes hear the play-by-play from the Waccamaw High football game—and the band at halftime—from the neighborhood.

Caledonia Golf & Fish Club is almost a stone's throw away—approximately 1.5 miles by car from 23 Old Barge Drive. And you don't have to be playing golf to have a reason to go. We think the clubhouse has one of the best lunches in Pawleys Island. If you're there, try the Cajun Club or the Fried Oyster Po'Boy.

Gilbert's Ice Cream is about two miles away, too. That may not qualify as infrastructure, but if you're going to live in Pawleys Island, it's useful information.

For the bigger landmarks, Brookgreen Gardens and Huntington Beach State Park are approximately 12 miles away, Historic Downtown Georgetown approximately 17 miles, Tidelands Waccamaw Community Hospital approximately 19 miles and Myrtle Beach International Airport approximately 25 miles.
