From the foyer, the home begins to open toward the great room and the wooded setting beyond. Glass transoms add another thoughtful detail near the entry, and a powder room is conveniently located just off the foyer.
The two-story great room opens ahead of the foyer, with oak hardwood floors, a gas fireplace framed by a white mantel with fluted pilasters, built-ins on either side and the loft overlook above. Two sets of French doors open directly to the deck and bring the wooded setting right into the room.

Then there is the storage — especially important when a villa becomes a second home, a seasonal home or the place where everyone gathers. A finished climatized storage room gives you space for the things you want protected and close at hand, while additional walk-in attic storage handles even more.
In Pawleys Island, a screened porch isn't something you save for a particular season. At 27 Maritime Circle, the porch becomes another place to eat, read, visit or settle in for the evening. Brick walls on two sides give it the feel of a real room, while the stained tongue-and-groove ceiling, ceiling fan and high screened openings finish the space beautifully.

This is the villa-specific association and covers much of the exterior and property maintenance that makes Harbor Club Villas a lower-maintenance ownership option. The fee includes exterior power washing and painting, gutter maintenance, tree pruning, dryer vent cleaning, pest control, termite coverage, villa grounds landscaping and irrigation, along with water, sewer, cable and internet.
The master property insurance policy is billed separately from the monthly association fee. The current assessment is $2,947 annually, billed in April. This master policy does include flood insurance.

The Reserve fee covers the broader gated community, including common-area, road and pond maintenance, trash service and landscaping of Reserve common areas.

The current tax bill reflects the sellers' 4% owner-occupied assessment ratio and Homestead exemption; neither transfers to a buyer. South Carolina property is reassessed upon transfer, and a second home is generally assessed at the 6% ratio. Harbor Club Villas offers an interesting middle ground for buyers who want the space and feel of a home without taking on all of the exterior maintenance that typically comes with one. With just two villas per building and substantial floor plans, these homes feel much more residential than the word “villa” might suggest.
That helps explain something you notice once you get to know Harbor Club Villas: most owners live here full time. These aren't villas that only come to life on weekends or during vacation season. There is a real residential feel here, with neighbors who know one another and homes designed to work comfortably for everyday life.
The location within The Reserve is another part of the appeal. Harbor Club Villas is notably close to Harbor Club Marina, which is convenient for owners who already enjoy boating — and interesting for those who might decide boating belongs in their Pawleys Island life somewhere down the road. Marina participation and boat storage are separate from property ownership and optional.
Lower-maintenance ownership is still an important part of the equation. The Harbor Club Villas association takes care of much of the exterior maintenance, landscaping and other responsibilities that a single-family homeowner would typically manage individually. You get to give up some of the chores without giving up the space that makes a home comfortable for full-time living.
And Harbor Club Villas is still very much part of The Reserve. Ownership includes deeded Litchfield by the Sea access, while The Reserve Golf Club and Harbor Club Marina are there as optional pieces of the lifestyle if and when they fit.
The Reserve gives you choices — and that is one of the reasons we see buyers gravitate here. You can live quietly at home, head to Litchfield by the Sea for a beach day, get involved with golf or boating, or do some combination of all of it. You don't have to build your life around a required club membership.
The community itself offers a mix of single-family homes and distinct villa neighborhoods, giving owners different ways to live within The Reserve as their needs change. We have seen that firsthand. Many Reserve owners who are ready to leave a larger single-family home choose a lower-maintenance villa rather than leave The Reserve altogether. There is quite a bit of movement within the community — people may decide they want a different kind of home, but they often don't want to give up the lifestyle they've found here.
Deeded access to Litchfield by the Sea adds another dimension to ownership, with private beach access, the owners' oceanfront clubhouse and deck, tennis, pickleball, trails and other recreation. One of the benefits of owning in The Reserve is that your lifestyle extends beyond The Reserve gates. Ownership includes deeded access to Litchfield by the Sea, often referred to locally as LBTS, giving Reserve owners access to the beach and a collection of recreation amenities within the Litchfield by the Sea community.
For many owners, this is the piece that matters most. Reserve ownership includes access to the LBTS owners' oceanfront clubhouse, with direct beach access, an oceanfront deck and restrooms.
And from Harbor Club Villas, you can take the golf cart to Litchfield by the Sea. Dedicated golf cart parking near the owners' oceanfront clubhouse makes it easy to trade the car for the cart when you're headed to the beach — one of those little things that can quickly become part of your Pawleys Island routine.
LBTS access also includes tennis and pickleball courts, walking and biking trails, fishing areas and other recreation within the community. Reserve owners also have access to the pool at River Club, which is reached by driving outside the LBTS gates rather than from within the oceanfront portion of Litchfield by the Sea.
The result is an amenity package that gives you plenty to use without requiring membership in a private golf or marina club. Spend the morning at the beach, play pickleball, take a walk or bike ride, or simply use the oceanfront clubhouse and deck when you want to be by the ocean without necessarily spending the day on the sand.
One of the advantages of living in The Reserve is having both golf and boating close to home without either one being required as part of property ownership. You can enjoy neither, one or both — and that choice can change over time.
The Reserve Golf Club is home to a Greg Norman-designed golf course and is part of the McConnell Golf family of clubs. Membership is separate from property ownership and optional.
Hampton is a member at The Reserve Golf Club, and one of the things he appreciates most is that membership works whether golf is a big part of your week or something you fit in when you can. If you're still working full time and want to walk nine holes after work, there is room for that. If your schedule allows several rounds a week, there is room for that, too. It feels like a private club that takes care of its members without requiring golf to take over your calendar.
McConnell Golf membership also opens the door to reciprocal play within its network of private clubs, subject to membership class and current club policies.
Harbor Club Villas takes its name from its neighbor. Harbor Club Marina is notably close to home, located in a protected cove just off the Intracoastal Waterway. For a boater, that proximity can make getting on the water feel less like an event and more like part of everyday life.
The marina offers both dry-stack storage and in-water slips, subject to availability. An important distinction for Reserve owners is that you do not have to join Harbor Club to keep a boat at the marina. Boat storage and Harbor Club social membership are separate, so you can choose the relationship with the marina that works for you.
For those who want more than boat storage, Harbor Club social membership is available separately and includes use of the restaurant and bar and the marina pool. Membership, storage availability, fees and current policies should be confirmed directly with Harbor Club Marina.

Living inside The Reserve can feel pleasantly removed once you're home, but 27 Maritime Circle is surprisingly close to the places that become part of everyday life in Pawleys Island.
Groceries, coffee and the practical stops are easy. Food Lion, Starbucks, Eggs Up Grill and the Waccamaw Neck Branch Library are all just minutes away. But everybody really wants to know about dinner. Bistro 217 is about 5.4 miles or 10 minutes away, and Frank's is about 5.9 miles or 11 minutes from home. And when the craving is for barbecue — or what we think is some of the best fried chicken anywhere — Hog Heaven is about 9 miles or 15 minutes away using the more direct route down Kings River Road. Local tip: order a couple of whole fried chickens for your next boat day or picnic and you'll be a hero.
And save room for Kudzu Bakery — another Pawleys Island staple that's close enough to become a habit.
Then there is the beach. From Harbor Club Villas, you can golf cart to your deeded Litchfield by the Sea access, making a morning walk on the beach or a few hours by the ocean something you don't necessarily have to plan your whole day around.
For everything beyond Pawleys Island, historic Georgetown is approximately 20–25 minutes south, while Myrtle Beach International Airport is approximately 30–35 minutes north. Tidelands Waccamaw Community Hospital is approximately 15 minutes away.
Part of what people come to appreciate about this stretch of coast is where it sits. Pawleys Island lies between Myrtle Beach and Charleston — close enough to reach the airports, medical centers, dining and entertainment of either, far enough that neither one turns up on your doorstep. Myrtle Beach is a short drive north for the practical things. Charleston makes an easy day trip south when you want a city for the afternoon. And at the end of either one, you come home to a quiet cul-de-sac backing to woods.
