The Way You Actually Come and Go

One of the things you may not fully appreciate about D-16 until you spend a day here is just how easy it is to come and go.

The elevator brings you from the covered parking level to the hallway and front door — convenient when you arrive with luggage, groceries or a full carload. But once you’re settled in, D-16 has another way out that may become the one you use most: its own private staircase from the wrap-around covered porch directly to ground level.

From there, the pool complex, beach-gear storage and boardwalk to the beach are all right there. The beach itself is about a 60-second walk from the door — down one flight of stairs, past the pools and onto the boardwalk to the beach.

That kind of convenience matters in a four-bedroom beach place. Someone forgot a towel. Somebody needs a snack. Someone else wants to head back to the pool. You need another chair or boogie board from storage. Everyone can come and go without making an outing of it.

It is the kind of everyday convenience returning guests particularly appreciate — and one of the things that can be difficult to recognize from photographs or a floor plan alone.

And when you are the one who would rather stay on the porch? You have a direct view of the pool complex below, with the established dunes and ocean beyond. It is all part of the same easy relationship between the condo, the pools and the beach.

Come Inside

D-16 doesn’t open directly into the living room. There is a defined foyer with a tray ceiling, crown molding and architectural columns that mark the transition into the main living space. It’s a small distinction, but in a beach condo it gives the arrival a little breathing room before everything opens up.

From there, the great room, dining area and kitchen come together as the heart of the condo. There is plenty of room for everyone to gather without the space feeling like one big undivided room — each area has its own purpose, but no one is cut off from what is happening elsewhere.

The great room faces the porch through floor-to-ceiling windows and a sliding glass door, bringing the pool, dunes and ocean view into the living space. Built-in cabinetry includes a desk and home-management area as well as a recessed entertainment center with shelving — useful storage and function that don’t have to be added later.

The kitchen stays connected to both the great room and dining area, with a work island, raised breakfast bar with seating for four, pantry, generous white cabinetry with under-cabinet lighting, stainless appliances and a built-in wine refrigerator. The GE range and microwave were replaced in 2024.

The dining area comfortably handles a full table and has its own sliding door to the covered porch. That’s part of what makes the layout work so well when D-16 is full: breakfast-bar seats for a quick bite, a real dining table when everyone sits down together, and the covered porch just outside when dinner — or the conversation afterward — moves outdoors.

The Porch May Be Your Favorite Room

Calling it a balcony doesn’t really do it justice. D-16 has a wrap-around covered porch that extends the living space outside and is accessible from the great room, dining area and primary bedroom.

The view changes as you move around it. The pool complex is below, the established dunes stretch toward the beach, and beyond them you can see the Atlantic and the waterline. It is an ocean view, but a layered one — pool, dunes and ocean — that gives you plenty to look at throughout the day.

There is room to actually live out here, not simply step outside. A dining table gives you another place for meals, while separate seating makes the porch just as useful for morning coffee, reading after the beach or sitting outside at the end of the day. Because it is covered, it offers a break from the direct sun while keeping you connected to everything happening outside.

And at the end of the porch are D-16’s private stairs to ground level. The porch isn’t simply where you sit and look at the beach. It is part of the way this condo lives.

A Primary Suite with Its Own Side of the Condo

The split-bedroom design gives the primary suite its own side of D-16, separated from the three guest bedrooms. That’s a particularly nice arrangement when the condo is full — everyone can be together in the main living areas without giving up a little privacy at the end of the day.

The bedroom accommodates a king-size bed and has a tray ceiling, walk-in closet and its own sliding door to the wrap-around covered porch. This side of the porch looks across the pool complex, giving the primary suite its own direct connection to the outdoor living space.

The primary bath has two separate vanities, a walk-in shower, garden tub and separate water closet, along with generous storage.

Room for Everyone — All on One Level

The other three bedrooms are on the opposite side of the condo, and each feels like a real bedroom rather than space that was carved out simply to increase the bedroom count.

Two have their own private balconies. One faces the sunset side of the building, while the other looks toward neighboring Charlestowne Grant — giving guests outdoor space of their own in addition to the large wrap-around porch.

Those two bedrooms share a bath positioned between them. The fourth bedroom is adjacent to another full bath with double sinks that also opens to the hallway, making it convenient for both overnight guests and anyone using the main living areas.

D-16 is currently arranged with a king bed in the primary, a king in one guest room, a queen in another and two twins in the fourth. With four bedrooms and three full baths, there is room to bring family and friends without sending anyone upstairs or putting someone on a sleeper sofa in the living room.

That’s one of the most important differences here: all four bedrooms, all three baths and all of the everyday living space are on the same floor.

Practical Things That Matter

Beach places come with a lot of stuff, and D-16 handles the practical side of that particularly well.

There is a dedicated laundry room inside the condo with a full-size Maytag washer and dryer and storage.

Downstairs, D-16 has an assigned covered parking space beneath the building and its own ground-level storage for beach gear. Chairs, umbrellas, boogie boards and sandy beach things don’t have to make the trip upstairs or take up space inside the condo.

Significant Improvements — Inside D-16 and Throughout Captains Quarters

When you’re buying a condominium, the condition of the unit is only part of the story. The maintenance history of the building and shared amenities matters, too.

D-16 and Captains Quarters have both seen meaningful improvements in recent years:

  • HVAC replaced in 2025

  • GE range and microwave replaced in 2024

  • Water heater replaced in 2019

  • Coretec luxury vinyl plank and tile throughout — no carpet

  • Captains Quarters roof replaced in 2018

For a condo buyer, that history is worth understanding. Roofs, windows, doors, HVAC systems and pool complexes are not small-ticket items. Here, there is a documented history of meaningful work being addressed along the way rather than simply left for another day.

That doesn’t mean a condominium association will never have another major project or assessment — no one can promise that. But it does give a buyer something useful to evaluate: what has already been done, when it was done and how the property has been maintained over time.

5 Things You Will Love About D-16

1. Four Bedrooms — All on One Level

Four bedrooms, three full baths and all of the everyday living space on one floor. No interior stairs and no bedrooms on another level — an especially useful floor plan when family and friends are here together.

2. The Beach Really Is About 60 Seconds Away

Down D-16’s private stairs, past the pools and onto the boardwalk to the beach. Beach days don’t require much planning from here. 

3. A Porch You’ll Actually Live On

The wrap-around covered porch has room for dining and separate seating, with views across the pool, established dunes and Atlantic beyond. Two private balconies add even more outdoor space.

4. Beach Life Is Easier Here

Covered parking, ground-level beach storage, the pool just outside and private stairs from D-16 to ground level. The little logistics of a beach day are unusually simple. 

5. Meaningful Work Has Already Been Addressed

HVAC in 2025. Range and microwave in 2024. Water heater in 2019. Association improvements include the roof, building windows and doors, and the 2025 pool-complex resurfacing. For a condo buyer, that history matters.

Why D-16 May Be the One

Buyers looking for a beach place in Litchfield by the Sea often see several very different kinds of properties before deciding what works for them. Four-bedroom choices are not as commonly available, and even among them, the way a property lives can be very different.

D-16 gets some of the things that are hardest to change exactly right: four bedrooms on one level, a first-floor location, generous outdoor living space, an ocean view and an exceptionally easy relationship to the pool and beach.

There is a little history here that we think is worth knowing. D-16 has been in the same family since Captains Quarters was new. Over the years, ownership passed between family members rather than leaving the family altogether — generations spent their beach time here, made memories here and wanted to keep the condo part of the family.

There is something special about that kind of legacy at the beach. D-16 wasn’t simply an address the family owned at Litchfield by the Sea. It became part of their family story — the place they kept coming back to and, for many years, kept passing along to one another.

Now, for the first time, another family has the opportunity to make it part of theirs.

Along with that family history, D-16 has been well kept, with meaningful improvements made along the way, even though some of the finishes still reflect when it was built. A new owner may eventually choose to make cosmetic changes of their own.

But the things that are much harder — or impossible — to change are already here: the floor plan, the location, the outdoor space, the ocean view and the easy connection to the pool and beach.

For a buyer who wants a beach place where family and friends can gather without making beach life complicated, D-16 makes a very strong case for itself.

Captains Quarters

Step outside D-16 and the things that make Captains Quarters work as a beach-home setting are close at hand.

The buildings are concrete-and-steel construction with covered parking underneath and elevator access to the residential floors. Ground-level storage gives owners a place to leave beach chairs, umbrellas, boogie boards and other sandy gear downstairs.

The pool complex includes two free-form pools, a hot tub and a cabana with covered seating and restrooms, along with picnic and grilling areas. Landscaped pathways connect the buildings and pool area with the beach access beyond.

Captains Quarters and Shipyard Village homeowners also take controlled access to their buildings, pools and common areas seriously. From the beach side, access back toward the residences and into the pool complex is through code-controlled gates, with the current code provided to owners and authorized guests. Guests are also required to wear identification wristbands when using the designated pools. In addition to the broader Litchfield by the Sea gate system, Captains Quarters/Shipyard Village has its own roving security presence.

Captains Quarters also sits behind one of the things we especially appreciate about this part of Litchfield by the Sea — its established dune system. Palmettos, native grasses, sea oats and other coastal plantings fill the landscape, with multiple rows of dunes between the buildings and beach in places. This isn’t landscaping that was installed to make a new development look coastal. It is an established part of Litchfield by the Sea that has been planted, protected and cared for over time.

At D-16, you get to experience all of that from an especially convenient location: first residential floor, pool just below, private stairs to ground level and the beach boardwalk just beyond the pool complex.

Why Buyers Choose Litchfield by the Sea

People don’t usually choose Litchfield by the Sea because of one amenity. They choose it because so much of what they want from a beach place is already part of everyday life inside the gates.

The beach is the obvious starting point. Private beach access, the Beach Club and oceanfront deck make it easy to spend the day along the ocean, while paved walking and biking paths connect much of the community. Owners also have access to tennis and pickleball courts, along with fishing and crabbing docks that offer another distinctly Lowcountry way to spend an afternoon.

But part of what makes Litchfield by the Sea special is everything between the front gate and the ocean. Lakes, marsh, mature coastal vegetation and an extensive dune system have had decades to become part of the landscape. It feels established because it is.

And there isn’t just one way to own here. Litchfield by the Sea includes oceanfront and ocean-view condominiums, villas around lakes and marshes, and homes and townhomes in very different settings. Some sections feel more residential, while others have a stronger vacation and rental presence. Management, insurance structure, maintenance responsibilities, rental rules and what the fees cover can vary as well.

That’s why buyers often look at several areas inside the gates before deciding. They may begin by saying they want to be “in Litchfield by the Sea,” but the real decision becomes how they want to live at Litchfield by the Sea.

For D-16, the answer is pretty clear: a four-bedroom beach place where everyone can live on one level, with the pool and beach just outside the door and the larger Litchfield by the Sea community surrounding it.

Ownership Costs & What the Fees Cover

Condominium ownership at D-16 includes expenses at both the Captains Quarters/Shipyard Village and Litchfield by the Sea levels. We think it is helpful to see those costs separately — and to understand what each one covers.

Captains Quarters Regime Fee — Part of the Shipyard Village Regime

$1,117 per month

Captains Quarters is part of the larger Shipyard Village regime within Litchfield by the Sea. The $1,117 monthly regime fee applicable to D-16 covers:

  • Pool complex and common areas

  • Water and sewer

  • Cable and internet

  • Trash service

  • Pest control and termite coverage

  • Dryer-vent cleaning

  • Common-area and exterior maintenance

The Shipyard Village regime is managed by Ponderosa Management.

Captains Quarters / Shipyard Village Insurance Assessment

$6,833 annually

The association’s insurance expense is assessed separately from the monthly regime fee. For the current year, D-16’s share is $6,833, billed in three installments:

  • $2,136 in March

  • $2,136 in April

  • $2,561 in July

Because insurance is one of the more significant costs of coastal condominium ownership, we think it is important for buyers to see this expense separately rather than have it buried in a combined monthly figure.

Litchfield by the Sea Community Association

$144 per month

In addition to the Captains Quarters/Shipyard Village regime fee, D-16 owners belong to the Litchfield by the Sea Community Association.

The $144 monthly Litchfield by the Sea fee supports the broader community and gives owners access to Litchfield by the Sea amenities, including private beach access, the Beach Club and oceanfront deck, tennis and pickleball courts, fishing and crabbing docks, and paved walking and biking paths.

It also supports the common areas and infrastructure throughout Litchfield by the Sea.

Litchfield by the Sea Beach Nourishment Assessment

$900 at transfer

At the time of transfer, Litchfield by the Sea collects a one-time $900 Beach Nourishment Assessment from the purchaser. Despite the name, there is no current beach-nourishment project planned. The assessment is collected at transfer and functions much like a capital contribution to the community association.

2025 Property Taxes

$10,373.02

The current owner’s 2025 tax bill reflects a 6% non-primary-residence assessment ratio.

South Carolina property taxes are paid in arrears, and a sale can affect the property’s assessed value. A buyer who qualifies for the 4% primary-residence assessment ratio may have a different tax obligation. Buyers should confirm their anticipated taxes with Georgetown County or their tax advisor rather than relying on the seller’s current bill as an estimate of future taxes.

Individual Condo Insurance

The current owner’s HO-6 condominium policy is $1,226.20 annually.

Insurance premiums and coverage are specific to the owner and policy, so a buyer should obtain an individual quote based on the coverage they need.

Electricity

The current owner reports electricity averaging approximately $190 per month, with bills ranging from under $100 during milder periods to approximately $280 during higher-use summer months.

Actual utility costs will vary with occupancy and use.

Renting D-16

Short-term vacation rentals are permitted at Captains Quarters, and D-16 has an established rental history.

The rental company reports that families return to D-16 and request this specific condo. The reasons are much the same as the ones an owner appreciates — four bedrooms on one level, easy access to the pool and beach, ground-level beach storage and D-16’s private stairs that make coming and going throughout the day especially convenient.

D-16 is offered furnished and equipped, making the transition to continued vacation-rental use relatively straightforward for a buyer who chooses to rent.

When You Leave the Gates

One of the reasons Litchfield by the Sea works so well as a beach-home location is that you really don’t have to go far once you arrive.

Just across from the entrance to Litchfield by the Sea is The Shops at Litchfield Market Village — close enough to ride your bike from D-16. Food Lion is there for groceries and all the things someone inevitably forgot to pack. Eggs Up Grill is an easy breakfast stop — and home to some of the biggest omelets we’ve ever seen.

And after a day at the beach, stop by Lowcountry Bites for a charcuterie board to take back to D-16. Add something cold to drink, head out to the porch, and afternoon snacks are handled.

That kind of convenience is one of the things we appreciate about this location. Groceries, breakfast, specialty foods, shops and other everyday needs are right outside the gates, so going out for something doesn’t have to take over the day.

When you do want to venture farther, head south for more Pawleys Island restaurants and shops, with Downtown Georgetown and its waterfront farther down the road. Head north for Murrells Inlet, the MarshWalk and, beyond that, the Myrtle Beach area.

Golfers have plenty of choices nearby as well. Tradition Club, Willbrook Plantation Golf Club and Litchfield Country Club are all within an easy drive, with many more courses throughout the area.

Myrtle Beach International Airport is approximately 40 minutes away, making Litchfield by the Sea convenient for owners, family and friends coming from farther away.

But once the groceries are put away and the car is parked underneath Captains Quarters, you may find you don’t have much reason to leave at all.

Why Our Experience in Litchfield by the Sea Matters

Buying in Litchfield by the Sea isn’t simply a matter of choosing your favorite condo or villa.

We’ve worked with buyers and sellers throughout Litchfield by the Sea, and one of the things we’ve learned is that the individual sections of this community can live — and operate — very differently. The view and distance to the beach certainly matter, but so do the things that aren’t always obvious when you first walk through the door: how a property is managed, what the fees cover, insurance structure, maintenance responsibilities, rental rules and the history of the association.

We also have working knowledge of the different management companies responsible for the individual regimes throughout Litchfield by the Sea. We know where homeowners have been particularly happy with the way their properties are managed and maintained. In many cases, we know the people responsible for the day-to-day maintenance of these communities by name — and we know who to call when we need an answer to a question that isn’t sitting neatly in an HOA document.

That kind of knowledge becomes especially useful because buyers don’t usually shop neatly within one section. A buyer considering Captains Quarters may also look at another ocean-view condominium in Fordham, a villa in Heron Marsh, something overlooking a lake or marsh, or even a home in another gated Pawleys Island community. We’ve spent years working across those different settings, so we can help buyers understand not only what they like, but what they’re actually comparing.

With D-16, that means looking beyond four bedrooms and an ocean view. We want a buyer to understand the relationship between Captains Quarters and Shipyard Village, the two levels of association expenses, what has been maintained by the association, how vacation rentals work, what belongs to the individual owner and what comes with ownership in Litchfield by the Sea.

And sometimes our most useful advice is much simpler: which section puts you closest to the kind of beach day you picture, where you’ll keep all the chairs and boogie boards, whether everyone can live comfortably on one level, and how easy it is to get back upstairs when somebody inevitably needs a snack.

Yes. All four bedrooms, three full baths and the main living areas are on one level. D-16 is on the first residential floor above covered parking.

Does Captains Quarters have an elevator?

Yes. The building has elevator access from the covered parking level. D-16 also has its own private stairs from the wrap-around porch to ground level.

D-16 has one large wrap-around covered porch plus two private balconies.

What parking and beach storage come with D-16?

D-16 has one assigned covered parking space beneath the building, additional unassigned parking and designated ground-level storage for beach gear.

What does the Captains Quarters pool complex include?

Two free-form pools, a hot tub, cabana with covered seating and restrooms, plus picnic and grilling areas. Guests use identification wristbands for the designated pools.

Can D-16 be rented?

Yes. Short-term vacation rentals are permitted, and D-16 has an established rental history. Rental history and information about current and future reservations are available upon request.

Are pets permitted?

Yes. Owners are permitted to have pets. Individual owners decide whether pets are permitted in their vacation rentals.

Is D-16 furnished?

Yes. D-16 is offered furnished and equipped.

What is the relationship between Captains Quarters, Shipyard Village and Litchfield by the Sea?

D-16 is in Captains Quarters, which is part of the Shipyard Village regime within Litchfield by the Sea. Owners have obligations at both the Captains Quarters/Shipyard Village and Litchfield by the Sea levels; those expenses are detailed in the Ownership Costs section above.
