No. Under the current Huntington Lake Villas governing documents, a new purchaser of 42 Courtyard Circle does not acquire rental rights.
Limited grandfathered rental rights remain for certain owners who held title before the November 17, 2021 amendment, but those rights do not transfer to a new or different owner, except for the stated spousal exception.
For a buyer of 42 Courtyard Circle, the important point is simple: this villa cannot be purchased as a rental property under the current governing documents.
The exterior transformation of Huntington Lake Villas is underway, with buildings being repaired and repainted in an updated palette of greys and taupes.
Work on 42 Courtyard Circle is currently underway and is expected to be completed in early September 2026.
Before repainting, exterior components are reviewed and needed repairs to trim, siding and areas of wood rot are addressed as necessary. The broader Huntington Lake improvement program will continue into 2027.

Ownership at 42 Courtyard Circle includes three separate association layers. Keeping them separate makes the costs easier to understand.
The 2026 Huntington Lake Villas assessment for a two-car-garage villa is $640 per month.
The association handles a meaningful portion of exterior and neighborhood maintenance, including routine lawn and general landscape maintenance, pest control, termite coverage, exterior power washing and painting, roof replacement, gutter maintenance and pond maintenance. The assessment also includes cable and internet and supports Huntington Lake's private pool and owners' Amenity Center. Owners may personalize plantings immediately around their individual villas.
A $750 Huntington Lake capital contribution is payable by the buyer at closing.
Master property insurance is assessed separately from the monthly Huntington Lake Villas dues. For the May 15, 2026-May 15, 2027 coverage period, the amount attributable to 42 Courtyard Circle is $3,415.21.
Windows and doors: Replacement of the villa's windows and doors is the homeowner's responsibility.
Flood insurance: Flood insurance is not included in the Huntington Lake Villas master property policy. The current owner of 42 Courtyard Circle has chosen not to carry a separate flood insurance policy.
Huntington Lake Villas owners currently pay $219 per month to The Reserve. This assessment supports Reserve common-area and road maintenance, ponds, common-area landscaping, trash and recycling, and gated entry/access.
Reserve owners currently pay $49 per month for their deeded Litchfield by the Sea privileges.
At transfer, buyers make a $900 Beach Nourishment capital contribution. No beach nourishment project is currently underway or planned, and no nourishment project has been required to date. Instead, the contribution reflects long-term planning, building a reserve so funds are available should beach nourishment ever become necessary.
2025 property taxes: $3,119.30, based on primary-residence/Homestead treatment.
Ownership at 42 Courtyard Circle extends beyond Huntington Lake through deeded Litchfield by the Sea privileges.
Through Litchfield by the Sea, Reserve owners have private beach access, use of the owners' oceanfront clubhouse with deck/sundeck and restrooms, tennis and pickleball courts, walking trails, stocked ponds and access to the River Club pool. The Reserve and Litchfield by the Sea are separate gated communities, but these privileges are part of Reserve property ownership.
The River Club pool is part of the Litchfield by the Sea amenity package but is reached by car and is not located inside The Reserve or the oceanfront Litchfield by the Sea gates. Huntington Lake's own pool is the neighborhood pool available specifically to Huntington Lake Villas owners.
Golf and boating are optional.
The private Reserve Golf Club features a Greg Norman-designed course and is part of McConnell Golf. Membership is separate from property ownership. Qualifying memberships include reciprocal golf privileges at other McConnell Golf properties, subject to current membership category and club policies.
Harbor Club Marina is located on a protected cove off the Waccamaw River/Intracoastal Waterway and offers dry-stack storage, wet slips, a boat launch, fuel and other marina services. Boat storage and launch use do not require a Harbor Club Social Membership.
The result is flexibility: the beach is part of Reserve ownership, while golf and boating can be added according to the lifestyle you want.
