Huntington Lake Villas combines private ownership with an association structure that takes responsibility for a meaningful portion of exterior and neighborhood maintenance. For many owners, that is part of the appeal: fewer exterior responsibilities to manage individually and more time to enjoy the home, the neighborhood, the beach, and Pawleys Island.
There are three layers to the ownership structure: Huntington Lake Villas, The Reserve, and Litchfield by the Sea. Each provides something different.
Huntington Lake Villas provides general lawn and landscape maintenance around the villas, common-area landscaping, pond maintenance, the private pool and owners' Amenity Center with fitness center, exterior painting and power washing, roof replacement, gutter maintenance, termite coverage and pest control. Homeowners remain responsible for their own windows and doors.
The Huntington Lake Villas monthly fee also includes a Spectrum cable and internet package, a significant component of the services bundled into the monthly assessment.
The landscaping arrangement provides a nice balance. The association handles routine lawn and general landscape maintenance, while owners can still enjoy and personalize the plantings immediately around their villas. At 627, the sellers have done just that, creating an established lakeside garden without taking on the maintenance demands of an entire yard.
The Reserve provides maintenance of Reserve common areas, roads and ponds, common-area landscaping, trash and recycling, and gated entry and access.
Litchfield by the Sea is the third ownership layer, providing the deeded beach and recreational privileges described above. Its current assessment is separate from both the Huntington Lake Villas and Reserve assessments.
A new purchaser does not acquire rental rights. Limited grandfathered rental rights remain for certain owners who held title before the November 17, 2021 amendment, but those rights are restricted and generally do not transfer to a new owner. A buyer purchasing this villa today cannot purchase it for use as a rental property under the current governing documents.
