Litchfield by the Sea | Pawleys Island, South Carolina

Shipyard Village is an oceanfront condominium community within gated Litchfield by the Sea in Pawleys Island, South Carolina. The community is made up of four buildings: Shipyard Village Buildings A and B and Captains Quarters Buildings C and D.

Together, the four buildings share an oceanfront setting, direct beach access and a pool complex overlooking the Atlantic. For buyers looking specifically for an oceanfront condominium within Litchfield by the Sea, Shipyard Village and Captains Quarters offer a location where the beach, pool and condominium are all part of the same immediate setting.

Shipyard Village was among the earliest oceanfront development within Litchfield by the Sea, with Buildings A and B dating to the early 1980s. Captains Quarters, Buildings C and D, was added later and sits between the two original Shipyard Village buildings, just behind the oceanfront pool area.

The Four Buildings

Shipyard Village Buildings A and B are five-story, V-shaped buildings positioned along the oceanfront. The condominiums are generally single-level three-bedroom residences, many approximately 1,645 square feet, with large expanses of glass and sliding doors designed to take advantage of Atlantic Ocean views.

Captains Quarters Buildings C and D sit between Buildings A and B and complete the four-building Shipyard Village community. Captains Quarters includes both three- and four-bedroom floor plans, generally ranging from approximately 1,500 to 1,900 square feet.

The position of an individual condominium within the four buildings makes a difference. Floor level, orientation and location within a building can affect the view, proximity to the pool and beach, and the overall feel of the property. Upper-floor Captains Quarters condominiums can offer broad ocean views, while some lower-level units have exterior stairs from their balconies providing particularly easy access toward the pool and beach.

An Oceanfront Setting

One of the defining features of Shipyard Village and Captains Quarters is how directly the community relates to the beach.

The four buildings frame a central oceanfront area with the pool complex between the condominiums and the Atlantic. Direct beach access makes it easy to move between the condominium, pool and beach without getting in the car.

That distinction matters within Litchfield by the Sea. The larger resort includes oceanfront condominiums as well as villas and homes overlooking lakes, marshes and other interior settings. Shipyard Village and Captains Quarters put owners and guests directly along the ocean.

For families who return to Litchfield year after year, that convenience becomes part of the rhythm of owning here — morning walks on the beach, afternoons that move back and forth between the ocean and pool, and evenings when the beach is still only a few steps away.

Pool & Beach Access

Shipyard Village and Captains Quarters share an oceanfront pool complex that includes a large swimming pool, hot tub/spa, sun deck and cabana facilities with restrooms.

Direct boardwalk and ramp access lead from the condominium and pool area to the beach.

Access from the beach side back into the condominium and pool areas is controlled by coded gates. Those codes are changed regularly and are provided to owners and authorized guests. Guest wristband identification is also required for use of the designated pools.

In addition to the broader Litchfield by the Sea security presence, Shipyard Village and Captains Quarters have roving security specific to this oceanfront area.

Condominium Living at Shipyard Village

The original Shipyard Village condominiums in Buildings A and B are known for spacious single-level layouts with three bedrooms and ocean-oriented living spaces. Large windows and sliding glass doors in the living areas and primary bedrooms take advantage of the oceanfront location, and private balconies extend the living space outdoors.

Floor plans and interior finishes vary by condominium, particularly as individual owners have renovated and updated properties over the years.

Captains Quarters expands the choices within Shipyard Village with three- and four-bedroom configurations. These floor plans can be particularly appealing to buyers looking for additional sleeping capacity for family and guests while retaining the convenience of condominium ownership directly at the beach.

The buildings are served by elevators, and covered parking is available beneath the buildings. Parking arrangements and other unit-specific features should be reviewed for the individual property being considered.

Life Inside Litchfield by the Sea

Ownership at Shipyard Village and Captains Quarters also places owners within the larger Litchfield by the Sea community.

Litchfield by the Sea is a gated oceanfront resort community in the Litchfield area of Pawleys Island. Beyond the amenities immediately surrounding Shipyard Village, the larger community includes walking and biking paths, tennis and pickleball courts, fishing lakes and a marsh overlook.

The result is a beach community where it is easy to spend much of the day outdoors. Walking, biking, tennis, pickleball, fishing and time at the beach can all begin inside the gates.

Security & Controlled Access

Litchfield by the Sea provides gated access and a broader community security presence. Shipyard Village and Captains Quarters add another layer of controlled access around their immediate oceanfront area.

Code-controlled gates are used from the beach side to access the condominium and pool areas, guest wristbands are required at the designated pools, and Shipyard Village/Captains Quarters has roving security specific to the area.

For owners who use their property as a second home or welcome family and vacation guests throughout the year, these additional access measures are an important part of how the oceanfront community operates.

Vacation Homes & Rental Ownership

Shipyard Village and Captains Quarters have long appealed to buyers looking for a place at the beach that can serve more than one purpose.

For some owners, that means a second home used primarily by family and friends. For others, vacation rental use is part of the ownership plan. And for many families, the property becomes a combination of the two — a place they return to themselves while also making it available to vacation guests during portions of the year.

Individual rental history, management arrangements and current rental rules should be reviewed for the specific condominium being considered.

Shipyard Village or Captains Quarters?

Buyers searching for a condominium here will often encounter both names, which can make the relationship between them confusing.

Shipyard Village is the larger four-building oceanfront community. Buildings A and B are commonly referred to as Shipyard Village, while Buildings C and D are Captains Quarters.

They share the same immediate oceanfront setting and community amenities, but the floor plans, building designs and individual condominium characteristics differ.

Buildings A and B generally offer three-bedroom single-level floor plans of approximately 1,645 square feet. Captains Quarters Buildings C and D include both three- and four-bedroom floor plans ranging from approximately 1,500 to 1,900 square feet.

For a buyer, the better question is often not simply “Shipyard Village or Captains Quarters?” but which building, floor plan, view and individual condominium best fit the way the property will be used.

How Shipyard Village Compares Within Litchfield by the Sea

Litchfield by the Sea offers several very different ways to own property near the beach.

Shipyard Village and Captains Quarters are distinctly oceanfront. Other sections of Litchfield by the Sea may offer ocean views, lake or marsh settings, townhome-style floor plans, detached homes or a different relationship to the beach.

Even among the oceanfront condominium communities, there are differences in building design, floor plans, views, pools, ownership costs and rental patterns.

That variety is one of the advantages of looking within Litchfield by the Sea, but it also makes understanding the individual communities important. Two properties can both have a Litchfield by the Sea address and offer very different ownership experiences.

Buying a Condominium in Shipyard Village or Captains Quarters

When comparing condominiums in Shipyard Village and Captains Quarters, buyers should look beyond bedroom count and square footage.

Floor level and orientation can significantly affect the ocean view. Renovations vary considerably from one condominium to another. Outdoor living space, parking, storage, furnishings and rental history can also influence how well a particular property fits its next owner.

Buyers should also review the current condominium regime information, insurance structure, association fees, rental rules and Litchfield by the Sea fees applicable to the property they are considering.

Understanding those details — and how Shipyard Village and Captains Quarters compare with other communities inside Litchfield by the Sea — is an important part of buying well here.

Selling in Shipyard Village or Captains Quarters

Selling an oceanfront condominium in Shipyard Village or Captains Quarters means marketing more than the condominium itself.

Buyers need to understand where the property sits within the four-building community, how its view and floor plan compare with other available and recently sold units, what has been updated, and how Shipyard Village compares with other oceanfront options within Litchfield by the Sea.

For sellers, that makes community knowledge especially important. The strongest positioning comes from understanding not only recent sales in the building, but also the other Litchfield by the Sea properties a buyer is likely to consider at the same time.

A Place Families Return To

There is a reason so much real estate in Litchfield by the Sea is measured in years and generations rather than simply vacations.

Owning at Shipyard Village or Captains Quarters makes returning easy. The same stretch of beach is outside. The pool is downstairs. The walking and biking paths are still inside the gates. Restaurants, golf, shopping and the rest of Pawleys Island are close by.

Over time, those familiar places have a way of becoming part of a family's own history at Litchfield.

That may be the best way to understand Shipyard Village and Captains Quarters: four buildings along one familiar stretch of beach, and a place designed to make coming back part of the plan.
