The Reserve is a gated community in Pawleys Island, South Carolina, offering several distinctly different ways to live within one larger community. Single-family homes, villas and lower-maintenance ownership options coexist here, allowing buyers to choose not only The Reserve, but the part of The Reserve that best fits the way they want to live.
The Reserve is not one uniform housing product. The individual residential sections have different ownership structures, fees, maintenance responsibilities, insurance arrangements, rental rules and amenities. Those differences belong in their individual subcommunity manuscripts rather than being generalized across The Reserve
What is shared is the larger Reserve experience: controlled access, deeded Litchfield by the Sea privileges, optional golf and boating opportunities, walking and biking within the community, and a Pawleys Island location that keeps the beach and everyday conveniences close at hand.
Perhaps the best way to describe The Reserve is that your life here does not have to look like anyone else's. Some owners are golfers. Some are boaters. Some are both. Others simply enjoy the neighborhood, the beach and the ability to live behind the gates without belonging to a private club. The Reserve Golf Club and Harbor Club Marina are available as separate, optional pieces of the lifestyle rather than requirements of property ownership.
The Reserve gives owners choices. You can live quietly at home, take the golf cart to Litchfield by the Sea for a beach day, become involved with golf or boating, spend time walking or biking through the community, or do some combination of all of it. You do not have to build your life around a required golf or marina membership.
That flexibility also matters over time. Owners sometimes change homes within The Reserve rather than leave the community altogether. A larger single-family home may eventually give way to a lower-maintenance villa, or an owner may want a different setting or amount of space. Housing needs can change without necessarily changing communities.
The Reserve has aged gracefully and continues to feel current. It offers privacy and controlled access without prescribing a particular lifestyle, making it comfortable for many different stages of life.
Ownership in The Reserve includes deeded access to Litchfield by the Sea, often referred to locally as LBTS. Litchfield by the Sea is a separate gated community with its own gate, amenities and ownership structure. The Reserve gate and LBTS gate are not the same gate.
Reserve owners currently pay $49 per month to LBTS. A $900 Beach Nourishment Assessment is due upon transfer. There is currently no beach renourishment project planned; the assessment is collected for future beach nourishment needs and functions similarly to a capital contribution.
Reserve owners' LBTS privileges include private beach access, the owners' oceanfront clubhouse with deck/sundeck and restrooms, tennis and pickleball courts, walking trails, stocked ponds and access to the pool at River Club.
The River Club pool is part of the LBTS amenity package but is not located within The Reserve or the oceanfront LBTS gates. It is reached by car, so it tends to be a less practical amenity for Reserve owners than the beach and other LBTS facilities.
Detailed LBTS information should be drawn from the separate Litchfield by the Sea Master Community Manuscript.
The Reserve is a controlled-access gated community. The Reserve gate is attended daily from 7:00 AM to 10:00 PM.
Homeowners can use their online portal to create guest passes allowing registered guests entry. The Litchfield by the Sea gate is staffed 24 hours and is separate from The Reserve gate. Properly registered overnight visitors to The Reserve are coordinated through the LBTS gate.
Barcode stickers are affixed to owners' registered cars and golf carts for gate access. Owners apply for vehicle and golf-cart barcode stickers through the LBTS HOA. Access procedures can change and should be reconfirmed before highly detailed instructions are published.
There is no single HOA number that accurately describes every property in The Reserve. Ownership costs are layered, and the amount paid directly to The Reserve varies by residential section.
Huntington Mews, Preservation Point, Vintage at The Reserve and Island Estates currently pay $269 per month to The Reserve. Cable and internet are included in that assessment.
The Cottages at The Reserve, Reserve Club Villas, Huntington Lake Villas and Harbor Club Villas currently pay $219 per month to The Reserve because cable and internet are handled through their separate subcommunity or regime assessment.
The Reserve HOA provides common-area maintenance, Reserve road maintenance, pond maintenance, landscaping of Reserve common areas, trash and recycling, and gated entry/access.
Owners within a separate association or regime may also pay an additional assessment for services specific to that residential section. Applicable association charges should be shown separately rather than combined into one artificial monthly HOA total.
Membership in The Reserve Golf Club is separate from home ownership and entirely optional, allowing Reserve homeowners to decide whether private club life is part of the lifestyle they want to create.
The Greg Norman-designed course offers a private golf experience with private practice facilities, club fittings, tournaments and golf events. The course is particularly enjoyable for members who like to walk, while golf carts are equipped with GPS/range-finder screens. The natural setting is an important part of the experience, with the landscape and wildlife providing a different backdrop from round to round.
Qualifying golf memberships include reciprocal golf privileges at other McConnell Golf properties, subject to current membership category, usage limits and club policies. Tee times at participating McConnell Golf properties are arranged through The Reserve Golf Club golf shop.
The club also offers a Social Membership for those who want to participate in the social side of club life without a golf membership. Specific membership pricing is not maintained in this Master; current membership information should be obtained directly from The Reserve Golf Club. Golf Club information was confirmed in August 2026.
Living in The Reserve puts Harbor Club Marina close at hand, but neither boat storage nor use of the boat launch requires a Harbor Club Social Membership.
Boaters may contract separately for dry-stack storage or an in-water slip, with rates varying according to boat size and type. Harbor Club offers wet slips for boats up to 35 feet and dry storage for boats up to 27 feet, along with a fuel dock with gas and diesel, ship's store, pump-out, fresh-water and shore-power hookups, dock boxes, ice, drinks, snacks, boating supplies and other marina services.
The boat launch may be used without a Social Membership or boat-storage contract. Because Harbor Club is located within the gated community, boaters who do not otherwise have Reserve access should coordinate gate entry with the marina.
For those interested in the social side of Harbor Club, optional Social Membership provides access to the restaurant/bar and pool under current policies. Social Membership and boat storage are separate offerings. Specific membership dues, initiation fees and storage pricing are not maintained in this Master; current information should be obtained directly from Safe Harbor Reserve Harbor. Harbor Club information was confirmed in August 2026.
There is no Reserve-wide community pool inside The Reserve gates.
Huntington Lake Villas has its own private pool and owners' clubhouse. Those amenities belong specifically to Huntington Lake Villas and are maintained by the HLV association.
Reserve owners also have access to the River Club pool through their deeded LBTS privileges. The Harbor Club Marina pool is associated with optional Harbor Club Social Membership and should not be presented as an amenity included simply through Reserve property ownership.
Yard signs are not permitted in The Reserve.
The Reserve gives buyers options without requiring them to build their lives around a single amenity. The beach is part of ownership. Golf can be part of life here, but it does not have to be. Boating can be part of life here, but it does not have to be. Buyers can choose among substantial single-family homes, smaller single-family options and lower-maintenance villas.
The Reserve provides the framework. Owners decide what life inside it looks like.

HOA and regime assessments, capital contributions, transfer charges, insurance assessments, special assessments and similar financial information are dated whenever included. Private-club and marina membership pricing is not maintained in the Master; current pricing, availability and terms should be obtained directly from the applicable organization. Current governing documents control if any summary conflicts with them.
